explain...I am a landlord...

If you're a tenant you better expect that on Day One. If you actually think you're getting your 'damage deposit' back you're a fucking idiot.
If you don't know that, you've never been a tenant.

When a friend of mine was looking for a place to rent more than a year ago she looked at a basement suite that she would have taken but the landlord (who I think lived in the upstairs) had an unusual rule, at least to me. It was that they could not run water for a shower or bath or use the washing machine after 8pm as the water would make too much noise for them. The washing machine I can understand but to set a rule for bathing? Their house, their rules I guess.

The current apartment she is renting is in a fairly new condo building. The couple that own it seem pretty good about addressing any issues, not that she's really had many. However, they insist on her not even changing a light bulb if it goes out but to call them and let them do it. They also insist on regularly inspecting the inside of her fridge, stove, cupboards, closets, etc when they stop by I guess to check on any damage or cleanliness issues. This seems a bit much to me.

Lightbulb could be a liability thing too. If she gets zapped changing it, or falls while doing it they might worry about a lawsuit.

Ok, I didn't think of it that way.

Best landlord story was from a friend, Turned down a tenant, told them he needed a reference, explained like a letter from your last landlord.
They came back with one that said Don't even THINK of renting to these pukes, they did this and that (including lighting a fire in the kitchen for heat when the gas got cut off). Turned them down and they came back with people from the Band Office accusing him of discrimination. Showed them the letter and that was that!

Good to know that you're willing to take all the benefits that our "capitalist" society has to offer rather than walking the walk and moving to one of the socialist paradises you want to turn this country into.

BTW Trudeau's doing a much better job than you ever could of turning this place into a toilet.

But here's the real question. Do you know what a landlord is or actually does? And the reason I ask is because with statements like the one you made it makes me think that you're assuming every landlord is an East Vancouver slum lord who makes their wage slaves pay them for the privilege of living in degrading and unsafe conditions.

I'm sorry but nothing could be farther from that truth truth and while there are still to many slumlords there are far more honest hard working landlords who are trying to get by, just like you.

So just in case you're interested have a read, it may change your thoughts on these evil bourgeoisie and stop the thoughts of committing classicide.

i'm gunna be real with you: i'm not changing my thoughts, or at least not much. i'm not here to change my mind, or change yours. so we can stop hoping for that kind of goal here.

anyway that lame list thing was pretty comical.

1. gasp!!! 3 hours work?? oh noooooooo!

2. yeah, i had a priest once. sent his priest brother to formally kick us out. i don't fucking care what their other hobby is, in my lifr they're just a parasite.

3. if your tenant does some googling, it's harder for you to fuck them. but luckily for you, it's incredibly tedious and disincentivized, so even if you're a total fucking creep with cameras in the mirrors it's a pain in the ass for them to get anything done about it! so just prey on kids and morons, and get those dolla dolla bills while googling "how to refuse muslims without looking racist"

4. "yeah i'll fix it. i'll be there between 3pm and next saturday"

5. ahahahahaha! capitalist bootlicking propaganda is some of the most clinically terrifying stuff available. the cartoon moneybag blowhards never change their tune, "we provide jobs and homes, we're heroes, kiss our feet!"

2. A Landlord Wears Many Hats

A landlord's tasks can be vast and varied. Here are just a few examples of the roles a landlord plays:

•Realtor
•Salesperson
•Detective
•Negotiator
•Debt Collector
•Repairman
•Therapist/Counselor
Supervisor/Watchdog

...made me chuckle

Back when I lived in a rental apartment building I knew the resident manager quite well. She always seemed to "know" gossipy type stuff about other residents in the building. I wasn't sure how or why until one day when I was on the phone (either long extension cord or on a cordless handset, I can't remember which) with a friend and in the kitchen, which was right beside the door to our suite. I thought I heard a noise in the hallway and went and looked out my peek-hole and there she was, ear to my door listening. I purposely banged on the door and she scurried away. Unreal.

Had a landlord who argues about replacing a dead fridge. His Dad lived in the same building, was my business partner. It was a brown fridge, out of his Dad's old house from the 1970s. His Dad called him a cheap bastard so the next Saturday a truck delivered the smallest cheapest $299 fridge he could find.
They moved and sold the four-plex. The new landlord refused to replace the brown stove when it croaked, so I bought a fancy new one (the new wife loves cooking, baking entertining). When I bought our new house we took it with us, and the new landlord docked us all but $30 of the deposit for not leaving a replacement (and leaving my minivan on the street in front 'in their parking space' until the morning of the 2nd...)

Told him he was a miserable old cvnt and ripped his $30 cheque up in front of his face.

Buck you fuddy.

I'm awesome.

Ask anybody.

The rent I collect does not cover the cost of owning that house. I am therefore currently SUBSIDIZING my tenants way of life.

On another note, in my life I've spent way more time as a tenant than I have as a landlord. And I have never had a tenant anywhere close to as responsible or as respectful of others property as I used to be.

My last tenants were a horror show. Probably cost me close to $20,000.00.

I had no idea I was a rock star tenant. I just thought it was normal to restart the water heater myself when it goes out. Or to not abuse and break shit in general.

The UVic student who lived in one of our condos for four years did so rent free and with the simple understanding that we got to use the guest suite when we were in town.

Big fucking parasites we are, eh?

Yes, because every single rental unit in the world is smack dab in the middle of their city's ghetto.
Simple solution to this landlord's problem would be to list their rental property as an "adult-lifestyle" residence. We haven't lived in the 9-5 workday world for a long time now. People work night shifts and swing shifts. They don't need to be kept awake by some some screaming little brat whose parent's aren't allowed to control them because it "diminishes their independence" or some such horseshit.

Best landlord story I have is about one of the landlords I had. I was recently divorced at the time, sold my house and found a nice, quiet adult's only apartment. A couple of months in I got really sick. Honestly, I have never been that sick in my life before or since. The 1st of the month had passed and I hadn't paid my rent yet because I simply couldn't. I think it was the 3rd or 4th the landlord came knocking. When I answered the door he told me he had come to see about the rent but noticing my condition he put that on the back burner and seemed genuinely concerned about me. At that point I had been sick for over a week.
At some point I even passed out. When I came to, Ron, my landlord, told me to sit tight, headed out and brought his car right up to the rear sliding door of my unit and helped me in to take me to the hospital. It was close enough that it was faster than calling and waiting for an ambulance. After I was checked into the emerg he left me his phone number to make sure I had it on me, told me not to worry about the rent until I was feeling better and to call him if I needed a ride back home from the hospital.

And I only knew the guy for 2-3 months before all that. Yeah, what a slumlord he was.

the only good landlord is one who gets the fuck out of the business.

why landlord if you are losing tens of thousands of dollars? if you're all so fucking hard done by, what keeps you in it? your bleeding hearts? my ass, you pack of fucking liars

PAN1, I said "broken parts" because i assume folks renting to more affluent types probably don't have as a hard time taking their money. if you're renting to someone making six figures and they aren't paying rent, what the hell are you doing? no, it's usually those who can't pay rent that the vampires reeeee on about. somehow expecting to make bank off of minimum wage folk in dead end towns is probably a fools game.

it's almost liberal, the condescendingly false generosity of the powerful. heroes and nice guys, the whole lot.

sure, we'd love to rent to you, because we need to pat ourselves on the back some more over how we're such a samaritan. oh, no kids. or cats. or cars. or friends. or muslims. if you don't fall in those nefarious categories, sure, i'll give you a ride to the hospital!

Don't want to have a land lord don't rent. Buy a place can't afford a house buy land and put a tent on it.
