AirBNB is a bigger problem than anyone will admit. Have a friend who like me could buy something and rent it out, but renters are simply too big a PITA to consider. She decided to retire and remodelled her basement for an AirBNB as $200+ a night is worth her effort. After umpteen years managing social services and housing issues here, she's gone WTF if you can't beat 'em, join 'em.
Someone in the complex I live in listed their place on airbnb for $149/night but the problem is short-term rentals aren't technically allowed here (strata rule) but I believe there was an allowance made because of, you know, a likely kickback made to the previous property manager and maybe the council as well. That's $4500/month FFS, which is a hell of a lot more than they'd get renting it on an annual lease.
I totally agree that renters can be a PITA. The biggest problem creators here, since I've lived here anyway, have been renters and that dumbfuck in my hall still hasn't been evicted despite the amount of vandalism he's caused when his mental health issues get the better of him.
When a friend of mine sold her house after split with ex she opted to rent and used me as a reference and wow, but the questions her landlord asked me about her! It was ridiculous but I get their apprehension although with her there was no reason to have concerns.
